Exemption for Veterans' Specially Adapted Homes

The home is exempt from all property taxes, whatever its value.

Who qualifies
A veteran whose home was acquired with a federal VA specially adapted housing grant (Public Law 702, 80th Congress; 38 U.S.C. Chapter 21), as long as the veteran, or the veteran's unremarried surviving spouse, owns and lives in it. Alabama has no other statewide disabled-veteran property tax exemption based on a VA rating; a veteran rated permanently and totally disabled who draws a disability pension can use the disability exemption above. New from October 1, 2026 (Act 2026-268, Ala. Code 40-9-21.3): a veteran with a 100% permanent and total VA disability rating who can claim the disability exemption can get a tentative certificate of permanent and total disability from the county tax assessing official before buying a home. Bring the Department of Revenue affidavit form, the purchase agreement and VA documentation of the 100% service-connected, permanent and total disability; the official must issue it within 20 days. The certificate counts as valid once you buy the home, and a lender may not count property taxes in your debt-to-income ratio.
How to apply
