Get repairs made, step by step

  1. Write down the problem and take dated photos or video.
  2. Ask in writing and keep a copy. In Wyoming: Step 1: If you are current on rent, give the landlord written notice of the health or safety problem and the repair you want, by certified mail or by hand delivery as the eviction-notice statute allows.
  3. Give the landlord the time the rule allows, and let them in to do the work with proper notice.
  4. If nothing happens, call your local housing or code inspector and talk to legal aid before you stop paying any rent.
  5. Keep paying rent unless the rule above lets you withhold it and you follow its steps exactly.

Wyoming's rule on asking for repairs:Step 1: If you are current on rent, give the landlord written notice of the health or safety problem and the repair you want, by certified mail or by hand delivery as the eviction-notice statute allows. The landlord must, within a reasonable time, start repairs or tell you in writing that it disputes your claim (or may end the lease with 10 to 20 days' notice if repairs would cost too much). Step 2: If nothing happens, serve a 'notice to repair or correct condition' giving 3 days to start repairs. Step 3: File in circuit court; the court can order repairs, end the lease, and award damages including rent improperly collected. W.S. 1-21-1203, 1-21-1206.
